Maintnr is made by APParent Content Creation, LLC — a family-owned business in Boulder, Colorado.
Meet the founder
He's a developer, a husband, a father of two pre-teen daughters, and a homeowner with ambitions of becoming a multi-home owner — which is either a sound long-term investment strategy or a plan to double the number of water heaters that can fail at 2 a.m. Time will tell.
When he isn't shipping code, he's usually running or riding for an unreasonable number of hours. Four Ironman races, a stack of 70.3s, a couple of 50+ mile ultramarathons, and dozens of running races from 5K to the full 26.2 — it turns out that a person who voluntarily runs 50 miles is exactly the kind of person who builds an app about doing the boring maintenance thing on schedule, every single time.
Maintnr exists because sticky notes on the fridge kept losing to a calendar full of kids' activities and long training rides. The furnace filter didn't care about any of it. So he built the system he needed — and then, in the finest homeowner tradition, kept adding to it.

Is Maintnr really free?
Yes. The free version includes unlimited maintenance tasks, seasonal bundles, app and email reminders, contractor contacts, projected expense reports, and cloud sync across your devices. Maintnr Pro adds inventory and warranty tracking, full reporting, and multi-property management.
Why isn't the whole app free?
Because the app has a mortgage of its own. Every photo you add to your inventory lives on a server someone pays for. The AI features call a model that bills by the token, whether or not you liked the answer. Push notifications, transactional email, crash reporting, the App Store developer account, the domain, the hosting — all of it arrives as a bill, every month, with the reliability of a homeowner's association.
The other cost is time. Building and maintaining an app turns out to be a lot like owning a home: you go in thinking you'll do a quick weekend project, and eighteen months later you're pricing out a new water heater and wondering when exactly the scope got away from you. There is always something to fix, and the fixing is never free.
So the parts that mostly cost time to build — tasks, reminders, contractors, contacts, sync — are free, and stay free. The parts that cost real money every month you use them — photo storage, AI, report generation — live behind Pro. That's it. No ads, no data selling, no third pricing tier that unlocks the "Mark Complete" button.
How does Maintnr Pro billing work?
Pro comes in three flavors: $2.99 per month, $29.99 per year, or $49.99 once and never again. The monthly and annual plans include a 1-week free trial on iOS, so you can find out whether you're the kind of person who logs their water heater's serial number before you pay for the privilege. The lifetime purchase has no trial, on account of being permanent.
Subscriptions are billed through your App Store account and can be managed or canceled anytime in your device's subscription settings.
Can I use Maintnr on more than one device?
Yes. Every account includes cloud sync, so your data stays current across all your devices. On iOS, the app also supports Family Sharing.
Can I manage more than one property?
Yes. Multi-property management is a Maintnr Pro feature, letting you keep tasks, contractors, inventory, and reports separate for each property you own.
What are insurance and resale reports?
Pro lets you export documented records of your home's inventory and maintenance history — an insurance report for claims, and a property resale report that shows prospective buyers the home has been well maintained. Learn more in our home inventory for insurance guide.
Do I need an account?
Yes. An account is required so your data can sync securely to the cloud and stay available across your devices.
How does Maintnr handle my data?
We take a privacy-first approach. Your data is used to run the app and sync it across your devices — that's it. We don't sell it, we don't share it with third parties for marketing, and the only data shared with third parties is what's needed for the app to function.
Are there ads in the app?
No. Maintnr has no ads. The only links to outside products appear when you tap the Supplies button, which opens related maintenance supplies. Some of those links may earn us an affiliate commission, at no extra cost to you.
